Why Can Two Contractors’ Estimates Be So Different?
The short answer
Two proposals can look similar on the surface while covering very different work. Comparing only the final number may overlook structural details, material quality, workmanship, project management, and items that one contractor includes while another excludes.
What should you compare?
Review footing and framing specifications, decking and railing lines, flashing and water management, permits, demolition and debris removal, finish details, site restoration, change-order procedures, and warranty terms.
Watch for missing details
An unusually low number may reflect a different scope or allowances that are not clearly explained. A higher number is not automatically better either; the written scope should show what you are receiving.
Our approach
We encourage homeowners to ask questions and compare proposals on an apples-to-apples basis. A clear scope is one of the best ways to avoid misunderstandings later.
