PROJECT PLANNING

Planning Your Outdoor Living Project

Ten questions every homeowner should consider before construction begins.

Question 10

What Is Normal in a Finished Outdoor Project, and What Is a Defect?

The short answer

Outdoor materials are exposed to sun, moisture, temperature swings, and seasonal movement. Natural variation and ordinary maintenance are part of ownership, but poor workmanship or installation defects should not be dismissed as “normal.”

Examples of normal variation

Depending on the product, you may see natural color or grain differences, minor seasonal movement, routine wear, and maintenance needs. Concrete, masonry, and joint materials can also experience limited cosmetic changes over time.

What should raise a concern?

Unusual movement, significant settlement, unsafe conditions, persistent drainage problems, or workmanship that fails to meet the applicable contract or installation standards deserves evaluation.

Our approach

We explain applicable manufacturer guidance, maintenance needs, and the written workmanship warranty. Coverage depends on the contract, materials, cause of the condition, and specific circumstances; it should never be assumed that every cosmetic change is a defect or that every concern is excluded.
