What Happens If We Discover an Unexpected Problem?
The short answer
Some conditions cannot be verified until demolition, excavation, or construction begins. Existing framing, buried utilities, unsuitable soil, hidden rot, or undocumented site conditions may require a change to the original plan.
How changes are handled
When a significant unforeseen condition arises, we explain the issue, available solutions, and any effect on cost or schedule. Work requiring a change in scope should be documented and approved through the applicable change-order process before proceeding, except for immediate safety or property-protection measures.
Does this mean something went wrong?
Not necessarily. Discovering an existing issue can be part of responsible construction. The goal is to address it correctly rather than conceal it or build over a problem.
Our approach
We strive to identify foreseeable concerns early, but no contractor can guarantee that every hidden condition will be known before work begins.
